New Construction

Constructing a new building from the ground up is no simple task. It is one which involves the interaction of many professionals from different background. It requires detailed planning and a clear picture of the intended outcome. To manage such a project successfully, you need the type of highly efficient and organized supervisory team which Chrisman Construction can provide. Our experience gives us the ability to foresee possible complications and correct them before they become expensive change orders or repairs.

Planning

The process begins with a meeting between a professional architect, the prospective building owner, and Chrisman Construction representatives. Discussion revolves around the general form of the building including location, materials, and architectural design. From this meeting, plans are finalized and distributed to subcontractors for bids. Subcontractors then call the Chrisman Construction Project Manager with any questions they may have. Our relationship with subcontractors is one of our proudest possessions. They feel good about asking questions, which makes us more prepared for the construction phase of a project. Subcontractors then return their bids to the Project Coordinator who will submit a proposed budget for the project to the building owner(s). It is the collaborative effort which allows a project to progress smoothly.

Tenant Improvements and Remodels

The process of tenant finish (design of an office space to tenant specifications) and remodeling have many things in common. To begin with, the project is constrained by certain factors. Among these are the existing conditions you have to work with, the time allocated to a project, and budgetary considerations. These two types of projects, which are generally referred to as tenant improvements, require strict attention to detail, particularly as pertains to the existing conditions.

As an example of a typical remodel, we will take the enormous Corporate Place facility (formerly Head Sports HQ), a 107,000 square foot building. It was constructed in three stages, with the original 10,000-sq. ft. office space being built in 1969, a large warehouse added in 1975, and the entire facility doubled in size due to a 1982 addition. Needless to say, we needed to know a bit about the place before tackling the remodel.

Tenant finishes begin with research. A working set of blueprints must be obtained or created prior to beginning the planning process. This can be a difficult task. Older buildings often have several sets of blueprints, some better than others. Our skilled estimators begin by sorting through the details to see what still exists from the original construction. Old blueprints are never fully accurate; field checking is a must with any large project.

We then begin a series of meetings between tenants, investors, architects, and interior designers to plan the project.

Plan your work, work your plan. With the design firmly in mind, work begins. At periodic meetings throughout the demolition phase, the desired final product is clarified and refined. Chrisman employs expert subcontractors to efficiently prepare the site for the construction phase. This means intense supervision and attention to detail.

Soon the process of reconstruction begins, and things move ahead in a routine fashion. To see an old building transformed into a beautiful new facility is truly a great feat to behold. Chrisman Construction prides itself on the ability to organize and direct the most complex of projects. The finished product is always a great success, due to the coordination of the efforts of many experts, managed by Chrisman Construction.
